WHAT: On one of the largest lots in Lawrence Park, a five-bedroom home underwent a complete transformation by local architect Peter Higgins.

Lawrence Park is an established neighbourhood filled with elegant and stately homes on 50-foot lots facing relatively busy streets frequented by pedestrians and cars.
So it can take years to get an opportunity to buy a house with as much land and privacy as this two-storey residence possesses on Valleyanna Drive. The forest-like property spans 103- by 204-feet on a quiet cul-de-sac just north of the Estates of Sunnybrook.
"In the central core neighbourhoods, a 50- by 150-foot lot is considered large," says local resident and agent Lawrence Day.
"At nearly half an acre, this particular property is one of the largest in all of Lawrence Park, and it is the last house at the very end of the street."
When the owners bought the place six years ago, they loved its proximity to amenities, such as the Granite Club, private schools, including the Toronto French School and Havergal College, and boutiques and bistros along Yonge Street and Bayview Avenue.
But what was even better was the ability to retreat to a secluded rural setting that felt removed from urban distractions.
"Valleyanna is not a through street," Mr. Day says. "It's a destination for residents and their guests."
Those who do venture onto the street hardly trek past this house, which sides onto a portion of the road that curves slightly south to a dead end.
"It is perfect for kids playing ball hockey, basketball or kick the can," Mr. Day states. "Valleyanna is a safe, truly child-friendly street."
Although this property is already larger than average, it feels even more spacious and more private given the size of adjacent estates.
Behind the south-facing backyard, there are 42-acres of landscaped gardens belonging to the Estates of Sunnybrook. To the east, there is a private property - probably the largest in the area - with a three-hole golf course.
"There are no neighbours, only forest," Mr. Day says. "Even without leaves on the trees, you cannot see anyone, and no one can see you."
Lush plantings and flowers beds were also added throughout the maturely treed grounds, which were professionally landscaped and redesigned with new walkways, patio and in-ground pool.
"There's also a lovely gazebo," Mr. Day adds. "You could marry your daughter there."
While the owners adored the property and location right away, the West Palm Beach-style residence on site needed a makeover to accommodate their classic tastes and growing teens. "Inside, there is not one room that had not been touched," the owner states.
Peter Higgins - an esteemed architect the owners worked with before - was brought in to oversee the renovations and additions, which took about nine months to complete.
"Architect Peter Higgins redesigned the home inside and out to reflect the sensibility of a traditional Lawrence Park residence, while maintaining the original architecture of this classic mid-century home," Mr. Day says.
For starters, the white tile roof was replaced with new shingles; the large white pillars were removed; and a vestibule was added with marble floors and oval windows.
Baseboards and ceiling trims were replaced in the principal rooms; the ceilings were raised; and the doorways heightened from 6.5-feet to 8 feet in some areas.
The dining room was converted into a library with a built-in cherry desk and shelving.

"Not only is it functional, but it is also a beauty to look at," Mr. Day says.
A breakfast area surrounded by windows and patio doors offers a casual dining space. Meanwhile, an island with a sink, dishwasher and breakfast bar is an ideal place for the chef to chat with guests during meal prep.

In the master bedroom, there is a new bay window facing south and French doors to a roughly 600-square-foot rooftop space with optimal sight lines of the trees and rising sun.
"What did surprise me is how tranquil that is," the owner says of the experience waking up to the scenic views.
